How does our Class MA strategy work?

A single click option that highlights properties that have potential to convert from Commercial to Residential using Class MA.

We can identify commercial properties that have certain aspects that would allow the property to be converted to residential under Class MA.

Using a number of data sets and filters, we identify buildings that meet the size, use class and exclude anything that might prohibit conversion such as buildings that are listed.

The results are then listed on the map for you view. You can click into any opportunity. A summary layer will appear providing you with information on the title alongside some financial calculations. 

  1. We'll work out the residential psf for the area and add a premium for new build
  2. We collect data from a number of sources to get an idea on conversion costs for the local area. This includes labour, material's and based on an above average conversion standard. 
  3. An estimate on purchase price that is based on the assumed rent with a 7% yield. This amount excludes any purchase costs such as legals, stamp duty or financing costs.
  4. This will then provide you with predicted profit.
