When looking to develop in any location, you have to know which market you will be marketing your end product too.
Our deprived area index takes into account a number of factors in any location - income, access to education, medical care, open space, local crime rates to name a few. This is then rated on a scale of 1 to 10, 1 being an area of low income, poor medical care, higher crime rates etc and a 10 represents a more affluent area with better access to education, medical and a lower crime rate.
For example a developer who has a target market of housing associations/social housing providers will naturally look at land in areas between 1-5. Whereas a developer building executive high value homes will opt for more affluent areas so will consider areas rated 7 to 10.
An interesting statistic is that areas that are lower on the scale tend to be much cheaper areas per sq ft.
